Sunday Workday Adventure: Church, Neighbors and a Hot Property!

Ah I had a fruitful Sunday. 😊 It's not everyday I get to enjoy what I do but the other day was an amazing day for me. I felt really happy to be out and about.

♠️ Off to Tandang Sora, Quezon City

When I was a little kid we used to live somewhere in this barangay (barrio). Our home back then was a rental house beside a creek. This place isn't that dear to my heart but still it's good to know other areas of the place I partly grew up in.


My plan for the day was to go to the house and lot my US client requested me to sell and put a For Sale sign on it. This is the one I got the Apostille for the Authority to Sell I mentioned in a previous post and my property blog.

The caretaker set the appointment on this day because it's the same day the cleaners will maintain the property. So of course when I got there I did see them cleaning up the place.

♠️ Getting the Signage Done First

Since it was a Sunday, I had to look for an open tarpaulin print shop. Printing companies are closed on Sundays except the ones in malls or shopping centers. Suffice it to say before going to Tandang Sora, I made sure to check if there's a tarpaulin print shop nearby.

Good thing I found a commercial area via online search and it's not too far from the property. When I got to the place, I found the print shop. Had the signage done first and paid for it before going to my destination. Went back to get it after it was done so let's talk about the property details first.

♠️ The Old House/Property For Sale

This listing is the first lot (with a somewhat dilapidated house) I am selling since I started my real estate career in 2014. I've been in the business for a total of 2 years or so 'cause I initially worked on and off before deciding to go full time.


Usually I sell condos (like The Residences at The Westin Manila Sonata Place or Aurelia Residences) and Quezon City townhouses, now I'm even selling lots! Wow. Haha. Of course I'm pretty excited and happy to have this kind of experience. πŸ˜ƒ It's not everyday a client will give you a property to sell because they believe in you. I'm very glad they decided to let me handle the sale of this one. Thank you Lord! πŸ˜‡

My clients are a Filipino married couple living and working in the US. Since they have no use for the old house and lot but are still paying real estate tax on it, they finally decided it's time to sell it again. They originally thought of developing it into townhouses but it didn't push through. Now they prefer to have it sold instead to the highest bidder. Hehe.

Anyway when I got to the house, two elderly men were there for the clean up job. One of them toured me around the house while the other one was still cleaning up in front. I'll show you a virtual tour of the property further below so you have an idea of the size of it.


By the way I'm not selling the existing structure, just the lot it's on. As you will see in the video later, it's an old and abandoned house in need of repairs so best to look at the size of the place for reference.

➑️ Or how about building an awesome brand new three storey house with elevator and a pool, right? Wouldn't that be amazing? Haha. I bet you'd be the only one with those in the area if you decide to build it. 🏊

After the house tour, I told one of the cleaners that I'd come back to put up a For Sale sign around 5pm. That's when my order would be done so I told him about it. While talking to him, I noticed someone came out of the car parked nearby.

Oh hey look the person's smiling at me while he took out some shopping bags! Haha. Should I be friendly? 😁 I smiled back just in case he's a potential client. Oh but I was still busy asking where to hang the sign best once I came back an hour or so later. Eventually the property neighbor went inside their house. Finally once I decided where to hang the tarp, I said goodbye to the old guy and walked back towards Congressional Avenue.

♠️ About The Community

Since I got there of course I wanted to know what the community is like. The old house and lot is located in a peaceful subdivision in Tandang Sora. The roads are wide and clear. First time I went to the place it was a Wednesday and I immediately noticed βœ… it's relatively quiet and has a windy, idle afternoon feel. 😊


When I went and took the videos last Sunday I noticed the same thing. βœ… There weren't any rowdy people or neighborhood kids playing and running around screaming and causing mayhem. I did see some children but they were just walking, talking and going somewhere. It's not a boring place either because there are a few vehicles passing by sometimes. You'll rarely see someone walking around but the good thing about it is there's some kind of βœ… subdivision outpost a few meters from the house.

The community is great as far as I can tell, in fact if I had a house to live in there, I would move in a heartbeat!

♦️ Walking Outwards from the Subdivision...

So after I took the videos of the house, I went back towards the church. I had asked someone there what time the Sunday mass was and she told me it's 4pm. Wow I made it back just in time before the mass started. 😁

It's an easy few minutes walk βœ… to the nice Catholic church. Since it's the Christmas season, of course it also has wonderful decorations aside from the colorful stained glass windows. I felt happy and excited while in church. Who wouldn't when I feel so blessed that day? God is good! πŸ™

While the mass was ongoing I was also taking a few pics. Talk about being so touristy. πŸ˜‚ I mean who can resist not taking pics of these?

Anyway after the eucharistic celebration was done, I went on to get the tarp I ordered. The easiest and fastest way to Congressional Avenue is through the church passageway. From there, I walked a bit further towards the most popular landmark of the area. βœ… Residents nearby can shop and do groceries at SM Cherry Foodarama. If anyone's craving for some fast food, one can grab a quick bite in various ones there.

Not only that, if you walk a few feet to the right of it, βœ… there's another commercial and shopping place to explore! That's where I had the tarpaulin signage done. Hehehe. There are also salons and a barber shop, various clothes and accessories shops, appliances and mobile phones sellers or other stores plus more food stalls to shop from inside.

♦️ What's Across Congressional Avenue

Wait, there's more! Just across the street βœ… there's a Mercury Drug and a National Bookstore too! I'm sure there are more places to get to but I didn't have the time to explore further. I did find out the only sad part in all of this though.

A kilometer or so away at the opposite side of the subdivision along Tandang Sora Avenue, the prestigious St. James College is already closed and sold. πŸ’” My bro went to that school and graduated grade school, now it will be gone forever. Ah life... πŸ™

♦️ Back to the House We Go!

Anyway after I got the printed signage, of course I walked back to the house again. Here's the treeline and sky view from the back part of SM Cherry.


Upon reaching the house, the cleaners have already left so I put up the sign. Good thing I asked for some rope from a grocery store near home before I left to go to the property. The problem is, I forgot to bring my scissors. πŸ˜† 🀦

Oh hey look who's outside near the parked car and another vehicle? I guess the neighbor guy has some family over. The smiley face guy smiled and greeted me while I said hi and also hello to the older man he's with. It turns out they are indeed interested in the property. The neighbor guy told him about me and wanted to show the house to his relative. Unfortunately since the cleaners have left and I don't have a duplicate key yet (as of now) I gave them my business card and told them about the owners and details of the property.

While doing so I was attaching the ropes to one of the holes in the tarp. Dang, I got no scissors. Lol. I asked the nice neighbor if I could borrow his and he was kind enough to oblige. While having a conversation with them I hung the tarp then returned the scissors with thanks.

Ah yes, my very first lot for sale. πŸ˜„ Look at that!


Satisfied with my work, I then decided to show them the video clips as a tour of the house and everything else inside.

Outside you definitely won't hear any kind of loud noise in the area at all. βœ… I'm pretty sure you won't be bothered by any noisy Sunday videoke sessions too! Awesome right? There's also βœ… no stray cats or dogs! (At least whenever I was there.) This area is the perfect place to live the good life! ❀

♠️ What Happened Next...

So after some discussion with the property neighbors, sharing info and showing the videos, it was already getting dark. The one with the scissors already went inside. The older guy didn't give me an exact offer but said he will think further on it before giving the final amount.

Another car came by to stop and so I noticed it looked like they were about to have a party of some sort. It turns out they were having a small family reunion. With that I said my goodbyes and thanked him for their time. I shook his hand, waved to the newcomer and off I went walking back towards Congressional Avenue to start my commute home. πŸ™‚

Overall I felt really great! Imagine, I had the good fortune of meeting a neighbor interested in the property on the same day. Wow! I already feel really good even if I haven't sold it yet. πŸ˜† Since then I've gotten several phone calls, how cool is that?

Guess how many people called me today since almost 8 am? 12 people! And it's only past 5pm when I wrote this! How amazing. 😁

That sign is really effective, it gets the attention and interest of everyone passing by. I've never gotten as much inquiry on any other property as much as this. I'm beginning to think I should add the lot area and price on there. πŸ˜ƒ But wait! I think it's better to add another tarp like below to the other gate instead! Hehehe!


I'm sure the owner will let me put it there 'cause I have a deal for him but it's ok if they won't allow it too. Never hurts to ask so am waiting on their response now.
